North Carolina has specific landlord-tenant requirements that must be addressed at lease signing and renewal. At Priority Property Group, we utilize a fully compliant, North Carolina–specific lease package designed to protect our owners while ensuring adherence to Charlotte and Mecklenburg County regulations.

Our comprehensive lease package includes the following required disclosures and protective addendums:

  • Lead-Based Paint Disclosure – Federally required for properties built prior to 1978.

  • North Carolina Residential Rental Agreements Act Compliance Provisions – Including required landlord disclosures and security deposit handling per N.C. General Statutes Chapter 42.

  • Mold Prevention & Tenant Maintenance Responsibilities Addendum – Establishes clear expectations to reduce liability and maintenance issues.

  • Crime-Free / Drug-Free Housing Addendum – Helps protect the community and provides enforcement clarity.

  • Pet Addendum – Defines pet policies, fees, responsibilities, and damage provisions in compliance with NC law.

Our lease execution process ensures proper delivery of required disclosures, documentation of possession condition, and enforceable renewal procedures aligned with North Carolina statutes and Mecklenburg County housing standards.

After a qualified applicant is approved, we prepare a comprehensive and legally updated lease package. This ensures you, your property, and your tenant are legally protected to the full extent of the law.


We collect the first month’s rent and security deposit at the time of signing (security deposit limits are set by NC law)


We schedule and coordinate property assessments and walkthroughs before, during, and after a tenant move-in.

Our tenants receive new keys and online portal access - Our secure key handling system works to minimize liability and keep our residents and properties safe and secure.


We ensure the property meets all rent-ready standards as well as the safety requirements required by law.
