Collecting Rent For Your Investment

We fully enforce the terms of the lease agreement beginning with rent collection.

Our goal is for you to be paid in full, on time, each month. Therefore, we prepare and handle the lease documents, lease signing, and rent collection each month. Our residents are offered a variety of options to pay rent—from online to in-person. We offer these conveniences to help ensure that you get your money as quickly as possible each month.

  • 90% of our residents pay their monthly rent through our secure Resident Portal.

  • Rent is due on the first day of each month (bank holidays and weekends may sometimes delay rent collection).

  • Our staff tracks tenant payments on a daily basis to ensure we are prompt to respond to non-payments or NSF payments should they occur.

  • 99% of our tenants pay their rent each month. But should a tenant not pay the rent due, we have fair but tight rent collection policies in place that comply with state law requirements.

  • We close out our accounting month by the 10th day of each month and then issue your owner payment funds through ACH directly to your bank account of choice.

Our Rent Collection Process

Rent is due on the 1st day of each month.
Per NC state law, landlords are prohibited from charging a late fee until rent is at least 5 days past due. No late fee may be assessed before the 6th day of the month.
If rent has not been received by the 6th, a late fee is assessed and we initiate our internal collection process on your behalf.
We prepare a written demand for possession and deliver it to the tenant per the terms of the lease.
We continue to follow up with the tenant and keep you informed of all communications and payment status throughout the process.
If payment is not received, we file for Summary Ejectment through the courthouse on your behalf, handled by our eviction attorney. A court date is typically scheduled within 7–30 days of filing.
We manage the entire court process on your behalf. Recoverable costs including filing fees, court appearance fees, and attorney fees up to 15% of the amount owed are pursued against the tenant.
If a judgment is entered and the tenant still does not vacate, we coordinate a Writ of Possession with the Mecklenburg County Sheriff's Office to complete the physical removal from the property.

PPG clients also have exclusive access to SureVestor landlord protection insurance. In the event of tenant delinquency, you may be covered for up to 12 weeks of lost rent while the eviction process runs its course — plus up to $5,000 in eviction costs and $35,000 in malicious damage protection.
