North Carolina Legal Compliance Required: In order to comply with North Carolina's Implied Warranty of Habitability (NC Gen Stat. § 42-42), North Carolina judicial law, and Priority Property Group management standards, the below rent-ready items must be completed before we will fully advertise or rent your property.

Rent Ready Checklist
Exterior
Garage: Broom swept with no debris or personal property.
Other: No lawn equipment, tools, or personal property. Gutters clear of debris and downspouts properly installed. Pressure wash if needed.
Landscaping: Well maintained, mowed & trimmed.
Paint: Fresh & clean, no peeling paint.
Interior
Appliances: All appliances and mechanical components must be fully functioning and working as designed.
Smoke Detector: Smoke detectors on each floor and in each bedroom.
Carbon Monoxide: Wall mounted carbon monoxide detectors installed within 15 feet of each bedroom. No wall plug-in units. Can be combined with Smoke Detector.
Carpet: Professionally cleaned. No stains, no tears, no odor.
Cleanliness: Hotel-room clean. Property should be professionally deep-cleaned. Cleanliness is essential to attract quality tenants.
Doors / Locks: All exterior doors must have working locks. All exterior doors must be rekeyed between tenancies. We recommend using Kwikset SmartKey deadbolts/door knobs. All interior doors should have doorstops installed. Keypads discouraged.
Kitchen / Bathrooms: Fresh caulking and free of mildew. Cabinets and drawers empty and clean. No leaks. Fixtures functioning properly.
Lights: Each fixture must have working and matching light bulbs. We recommend warm, 2700K–3000K, bulbs.
Paint: Fresh & clean, no scuffs or mismatched touch-ups. No large holes. We recommend a single neutral color throughout.
Personal Property: No personal property left behind. This includes furniture, toiletries, shower curtains, pictures, etc. No owner-lock off areas. No active security systems (cameras, Ring doorbell, etc.).
Windows: All windows must have working locks. No cracks. No draperies, blinds recommended. All second story bedrooms windows that open must have screens. Drafts sealed.
